Research Strategy:

To address the request, we searched for directly available list of top property management companies in London. For the short-term rentals, we used the available statistics provided by Rentals United as this provided a list of the top companies with the number of managed rental properties in London. We decided to use this metric to rank the top short term rental property management companies. As a result, we were able to provide the top 3 which are Awaze, Airsorted, and Hostmaker.

For the top 3 long-term rental property management companies, we tried looking for an available list with solid metrics but we did not find one. We were able to find a top list by Dumbfunded after their research in collaboration with The Property Management Awards, based on the following criteria: online reviews from legitimate customers across a variety of different platforms, company experience, investment data, types of property in their portfolios, general efficiency, and company location. But the ranking is based on customer service and not on hard metrics. We later found the top property services firm in Europe and decided to use this source since it already ranked the companies based on their UK revenues. After shortlisting, we made sure that these companies are into rental property management operating in London through their official website.

Since the revenue could not be determined specifically for long-term rentals alone from the companies' annual reports and news, we used their annual revenues as proxy data. Therefore, the top property management companies for long-term rentals in London are CBRE, JLL, and Savills.

Initially, we looked for precompiled information to identify the top property management companies for long-term and short-term rentals. We looked into Statista and other websites that display charts of key players in the industry. We also looked at blog sites which may publish articles on property management companies like Rentals United, Ezilon.com, etc. We also looked into review sites such as Trustpilot, Angie's List, FitSmallBusiness, and other similar sites to find a list of property management companies. However, we were unable to find the required data. We only found companies that serve North American regions.

Subsequently, we examined research papers and surveys published by research firms, consultancy firms, and real estate related companies. We also looked into industry report portals because they typically provide a list of top players in a particular industry. EY, PwC, MarketsandMarkets, Research Reports World, The Express Wire, PR Newswire, IBISWorld, and Transparency Market Research are some of the sites we looked into. Here, we were able to find a lot of key players in the property management market. Nevertheless, we were unable to utilize them because they mostly served North America as this region holds the largest market share and continues to dominate the global property management market. Additionally, these companies have vast products and services portfolio which made it hard and unreliable to triangulate as the property management segment was only a small part of the company.

Finally, we decided to triangulate the data.
